1. Our Identity & Mission

Agile Rentals & Property Management ("Agile Rentals," "we," "us," or "our") is a fully women-owned and operated vacation rental and property management company. Our mission is to provide boutique, high-touch hospitality for our guests and transparent, stress-free management for our property owners. By using our services, you agree to the following terms.


2. Guest Policies (Vacation Rentals)

To maintain the high standard of our homes and respect our local communities, all guests must adhere to the following:

  • Age Requirement: The primary renter must be at least 25 years of age and must occupy the property for the entire duration of the stay.

  • Maximum Occupancy: Guests must not exceed the maximum occupancy listed for each specific property. Exceeding this limit is grounds for immediate eviction without refund.

  • Good Neighbor Policy: Most of our properties are in quiet residential areas (e.g., Birch Bay and Snohomish). Quiet hours are strictly enforced from 10:00 PM to 8:00 AM.

  • No Smoking/Vaping: All Agile Rentals properties are 100% smoke-free. This includes outdoor decks and patios.

  • Pets: Pets are only permitted in designated "Pet-Friendly" rentals with a paid pet fee. Unauthorized pets will result in a minimum $500 cleaning fine.


3. Property Management Services (Owners)

For our property owners, Agile Rentals acts as a full-service intermediary.

  • Scope of Service: We provide marketing, guest screening, 24/7 communication, professional cleaning coordination, and minor maintenance oversight.

  • Financial Transparency: Owners will receive monthly accounting statements and electronic disbursements by the 15th of each month for the prior month's revenue.

  • Standard of Care: We treat every managed property as if it were our own, ensuring it meets our "Agile Certified" cleanliness and maintenance standards before every guest arrival.


4. Cancellations & Refunds

  • Guest Cancellations: * Full refund for cancellations made 30+ days prior to check-in.

    • 50% refund for cancellations made between 14 and 30 days prior to check-in.

    • No refunds for cancellations made within 14 days of arrival.

  • Travel Insurance: We strongly recommend guests purchase travel insurance, as Agile Rentals cannot be held liable for "Acts of God" (weather, road closures, etc.) that prevent travel.


5. Liability & Damage

  • Accidental Damage: Guests are responsible for any damage to the property or its contents during their stay. Agile Rentals reserves the right to charge the credit card on file for any documented damages or excessive cleaning requirements.

  • Liability Waiver: Guests and Owners agree to hold Agile Rentals harmless from any injuries, losses, or claims arising from the use of the property, including amenities like hot tubs, bikes, or waterfront access.


6. Governing Law

These terms are governed by the laws of the State of Washington. Any disputes arising from these terms will be handled in the jurisdiction of the county where the property is located (Whatcom, Snohomish, Kittitas, or King County).


Agreement

By booking a stay or entering into a management agreement with Agile Rentals, you acknowledge that you have read, understood, and agreed to these Terms of Service.
